DWMK Attorney Presents Classes at CHFA

DWMK associate attorney, Annie D. Murphy, presented a class for The Colorado Housing and Finance Authority (CHFA) entitled “Eviction Boot Camp for Subsidized Properties”. The class was held on October 4, 2011 and was an interactive workshop for property managers and landlords of federally subsidized properties.  The class covered the causes for eviction under both HUD law and Colorado law. Also discussed was the importance of drafting correct legal notices and demands to eliminate tenant defenses against the eviction. Ms. Murphy discussed the judicial eviction process such as filing complaints, serving summons, appearing in court, and examining witnesses. Attendees learned how to deal with technical defenses often used by tenants.
 
Ms. Murphy will be presenting another class entitled “Fair Housing – Essential Training for all Staff” on November 9, 2011 at the CHFA offices in Grand Junction. This basic class will give a general overview of Fair Housing legislation and will identify the protected classes. There will be discussion on how to address reasonable accommodation requests, while still following the policies and procedures adopted by a housing community.
 
Also on November 9, 2011, Ms. Murphy will hold a class entitled “Creating Special Policies – A Smoke Free Community”. This class is suited to owners, managers and frontline staff from all property types. This class will discuss the legality of a smoke free policy, how to adjust house rules or a lease agreement to implement such a policy, options for grandfathering existing tenants, how to deal with reasonable accommodation requests, and the steps needed to implement the new policy. There will also be a question and answer session with Ivy Williams, the Smoke-Free Properties Coordinator from the Grand Junction Housing Authority, who has recently adopted a smoke-free policy drafted by Ms. Murphy at its properties.
